New build homes routinely have faults that need to be addressed after completion of the purchase.
It is a normal part of the new build purchase process to compile a snagging list after you move in, setting out all of the problems requiring attention that you have discovered at the property.
These can range from relatively minor issues to more serious problems with the construction. It is important to try and identify all snagging points as soon as possible to stand the best chance of getting the builder to rectify them. Some of the most common faults include the following:
Poorly fitting windows and doors
Ill-fitting windows and doors may not be immediately obvious, until colder, windier weather arrives. It is worth checking over them all carefully to see if there are any gaps or bowing of the frames or issues with sealant.
Pointing
The pointing between brickwork needs to be unbroken or water could get in between the bricks. This could cause not just damp but damage to the wall if the water freezes during cold spells.
Insulation
Insulation is an important part of keeping a home warm in winter and keeping heating costs as low as possible. Where it is badly fitted or missing, it will need replacing.
Guttering
Guttering needs to flow correctly downwards to the drain and not have gaps or blockages.
Vents
Again, problems with vents aren’t always immediately obvious. Check window vents as well as the ducting to tile vent or fans on the roof. The ducting should be properly connected and the vents fitted snugly without gaps.
Fixtures and fittings
Inside the property, look closely at cupboards, kitchen units, flooring, light switches, wiring, piping, tiling, drainage and bathroom fittings.
Plastering and decoration
Poor plastering or issues with decorations should be added to your snagging list. Although these are aesthetic points, they should still be dealt with under the terms of your contract.
Resolving issues
While some snagging issues are to be expected, over half of new build purchasers have had major problems with construction, unfinished fittings and utility faults according to housing charity Shelter.
Once you have compiled your snagging list, it should be passed to your builder for action. The construction of your property as well as a number of other areas should be covered by warranties. Builders should also have a complaints process in place, should the issues not be dealt with satisfactorily. If items on your list remain outstanding and the builder is not rectifying matters, you can ask for your dispute to be transferred to a dispute resolution service.
