How a good garden can increase the value of your home

Recent research by tool store MyToolShed has found that looking after your garden can add a substantial amount to the value of an average property. This is particularly the case in cities such as London.

A well-kept garden can add as much as 20% to the value of a home, meaning the average UK house price of £274,000 could increase by over £50,000.

MyToolShed identified ways to add value to a garden as well as ensuring it looks its best, as follows:

Outbuildings

Adding an outbuilding will make a property more attractive to buyers as well as adding value. MyToolShed found that an outbuilding made with a budget of £3,000 could potentially add 5% to a house price.

Shed

Sheds are also popular, with most estate agents agreeing that they would add value to the price of a home. A shed will also help hide bulky garden tools and clutter to keep the garden free and clear.

Patio and paving

Any patio or paved area should be weeded and level. Cracked or uneven paving stones can be dangerous and will be off-putting to older people and those with young children.

Decking

Decking should be treated to protect it from the elements and keep it looking good. It can also be dangerous for older people and children, so you may want to minimise it where possible.

Privacy

Most people want a back garden that isn’t overlooked and where passersby can’t see in. As well as fencing, good hedges and tall plants can help screen the area.

Garden zones

Dividing the garden into zones with different uses can make it feel attractive and help a potential buyer see themselves living there. For example, you could have seating for relaxing, an area for dining, a water feature, a kitchen garden area for salads and herbs and a path with a border.

Outdoor furniture

Having a space for sitting and eating outside means that your garden will get as much use as possible. If you are selling, then make sure your furniture is in good condition and set it out so that the buyer can see it in place.

Cut the grass and trim the hedges
Simple maintenance such as ensuring hedges have a really sharp cut and trimming the edges of the lawn after cutting can make the garden appear smart and well cared for.

Water feature

Water adds a tranquil feel to the garden and is the best addition for wildlife.

Outdoor lighting

Adding lighting will allow you to keep using the garden after dark and give a whole new look to the space in the evenings. Outdoor lights can also be a good security feature.

Security

Lockable doors and gates are important to ensure the garden cannot be accessed. Making sure your fences are secure will also be attractive to those with children or dogs.

Low maintenance

If you are planning on selling, a lower maintenance garden can be a bonus, as not everyone wants to spend time gardening.

Container plants

Adding plants in pots around patios and paved areas can really make the garden come alive, with the benefit that you can take them with you if you leave.
